In fact, summer can be a smart time to make a move, with motivated buyers and sellers taking advantage of changing inventory levels, favorable weather for home showings, and a desire to get settled before the school year or holiday season begins.

Now is the perfect time to take a fresh look at what’s happening in the Sonoma County market.

This June, we saw momentum pick up and home sales…

➡ The number of home sales increased 17.3% month-over-month to 386, while available listings rose 4.5% to 1,170.

➡ The median sales price dipped slightly by 0.8% from the prior month but was up 3.0% year-over-year, reaching $853,000.

➡ Days on market decreased 13.2% to 46 days from the previous month while they increased year-over-year by 15%.

Looking at the five-year picture gives us a better perspective on the Sonoma County market as a whole.

What Does It All Mean? Strategies for 2025

The first half of 2025 ushered in a new era for real estate across Sonoma County. While the headlines might focus on slowing sales or falling prices, the real story is far more nuanced—it’s a story filled with both caution and opportunity.

For Buyers:

This is the most buyer-friendly market we’ve seen in years—especially in the luxury segment. With more inventory, less competition, and longer days on market, buyers have time to shop, negotiate, and find the perfect property.

For Sellers:

Realism is essential. The days of automatic bidding wars and instant offers are over, at least for now. Sellers who price accurately and understand their segment will still succeed—but those who overreach risk long waits and disappointing returns.

Forget Kitchens—Zillow Says This is Where Homeowners Are Spending Big in 2025

According to Zillow’s survey, pools, patios, and gardens were highlighted as the top 3 most desirable backyard features, along with prettied-up fences and detached garages.

The other biggest backyard upgrade homeowners are looking for? Space.

A whopping 50 percent of homeowners polled said they dreamed of owning a farm or horses, with 59 percent saying they were ready to move to greener pastures—literally.

“We’re seeing a growing interest in horse and farm properties on Zillow,” says Amanda Pendleton, Zillow’s home trends expert. “Whether it’s the dream of keeping animals, growing a garden, or simply enjoying wide-open views, these outdoor features offer a sense of escape and possibility that’s hard to find in more urban settings.”
